To avoid disputes regarding a tenant security deposit, it is good business sense to complete a “Move-In/Move-Out Checklist” prior to before move-in. The proper procedure for doing this requires the following.
• Complete a physical walk through of the rental unit with your tenant.
• Offer guidance to him/her through areas on the inspection form.
• Make certain that all notes on the unit condition are legibly recorded.
• Notes as to the condition of the rental should be specific and detailed.
• The condition of all flooring should always be noted.
• Take pictures and/or videos to include captions.
• Both Landlord and Tenant should sign and date the completed form.
• Provide the Tenant with a copy for their records.
